DESIGNING THE NEW EDDY SQUARE NEIGHBOHOOD NEAR NOTRE DAME
In early 2023, we were contacted by Irish Realty and H&A Properties to help design a new and exciting townhome project near the Notre Dame campus. The site of this development is just blocks from Eddy Street, Trader Joes, Notre Dame, and the South Bend riverwalk. The location is prime! What’s unique about this project is that it’s a conversion development rather than a new construction development. In other words, there are existing structures on the development site. The neighborhood was previously called University Parallel, and featured condos for lease. However, the developer, H & A Properties, was keen to revamp the buildings and transition them to for sale townhomes instead. Flourish Interiors was retained to help design both the exterior and interior remodel. Irish Realty was retained by H & A Properties to help market, launch and list the project. Together we have worked as strategic partners and just months later the project is in progress and reservations are being taken!
On the exterior, Flourish helped design new facades including awnings, adding some stone around the foundation, new shutters, new front doors, and paint touch ups. See the attached photo of our proposed new Front Door entry design.
On the interiors of the Eddy Square units, buyers will benefit from a totally refreshed look. From new kitchens and baths, to all new paint and flooring: we are designing a completely updated aesthetic. All lighting and plumbing fixtures will be updated as well.
The best part of this project and the beautiful new look, is that it will still be the MOST economical near campus option (by far). Units start in the mid $200k’s with optional upgrades available to enhance features as well. This price point is an excellent entry into the near ND real estate market: recent graduates can purchase a unit as an investment, rent it out to cover expenses or even create an income stream, and then still have the benefit of using it for themselves for coming to Notre Dame football games and other campus events. Of course this model can be applied for any investor, or benefit anyone who is seeking a home in this location for that matter.
